What This Means for You

The story this month is consistency, which is its own kind of good news for owners planning ahead. Single-family leasing activity grew nearly 5% year over year while pricing held essentially flat — a sign that rents have found a comfortable equilibrium rather than drifting in either direction. Townhomes and condos saw a bigger jump in both new and active listings, yet lease prices still rose over 2% and homes moved three days faster than last year, suggesting well-positioned units in that segment are still finding tenants quickly despite the added competition.
